Borrowing to buy investment property literally covers the spectrum of real estate risk. Borrowing for a small property (under four units) tends to be fairly low risk and very affordable since lenders will even give you a break on the down payment if you plan to occupy the property. However, more aggressive forms of real estate investment, including buying at foreclosure and flipping properties, are best done by people who carefully study distressed properties, build contacts, and are very careful about taking on debt.
