When to Make Rental Concessions
When there are too many vacant apartments in your area, a large apartment complex may be able to offer new tenants a rent-free month. They have so many units that it's easier for them to absorb the cost. But it's not feasible for landlords with only one tenant.
You can, however, give a new tenant a couple of rent-free days if she wants to move in just before the end of the month. In a competitive market it might tip the prospect's decision toward you. (In normal circumstances if a tenant moves in before the end of the month, most landlords prorate rent for a few days, then collect a full month's rent for the new month.)
When a tenant does small repair jobs in your dwelling, takes care of the yard, or shovels snow, you can reimburse her with a rent reduction the following month. The best way to handle reimbursement is to collect full rent every month and, after your tenant does the work, rebate the amount specified in the written agreement you prearranged with your tenant. That puts you, not your tenant, in control of deciding whether you owe her money.
