Do You Need a Lawyer?
Most of the time you can file the paperwork and handle evictions without hiring a lawyer. But each case is different and sometimes legal representation is a good idea. One of those situations is when the unit is in a rent-controlled area. Rent control districts have special rules for evictions and a lawyer can be a big help.
Other times to consider hiring a lawyer are:
If your tenant hires an attorney
If the tenant's lawyer files a written complaint or affidavit
If your tenant contests or appeals an eviction (filed for any reason other than unpaid rent)
If your tenant files for bankruptcy
If your tenant appears to have assets, thus giving you a good chance to recover money
