Will You Have to Hire Help?
If you can handle most repairs and maintenance around the house, you won't have to worry about hiring someone to do the jobs. But if you're all thumbs, you'll have to set aside some of the rent money each month just to cover those expenses.
You should decide what jobs you can do yourself. Do you have the right tools and enough time to handle these chores? Do you even want to do them? If not, perhaps your tenant is handy and has the skills for most household jobs. Find out if your tenant is willing to do the repairs in exchange for a reduction in rent for a month or two. But make sure agreements such as these are in writing.
In the meantime, ask friends and neighbors if they can recommend anybody who does odd jobs. Then start making a list so that when you need someone you know who to call.
