The Buyer's Brokers

Buyer's brokers are real-estate agents who represent the buyer rather than the seller. Buyer's brokers are especially effective when acting for you in for sale by owner (FSBO) home sales. They can be just as effective when buying properties listed with an agent, where the seller is represented by an agent.

If you are interested in this concept, there are a couple of points to ponder. First, sometimes a buyer's broker will ask you to sign paperwork and or a contract saying they represent you. If you must, make it for no longer than thirty or sixty days. Not all agents request this.

Second, fees for this service can vary. Sometimes a FSBO seller will pay a buyer broker's fee. If you are charged $150 or so for a broker's service in finding you the home you buy, do not pay that sum up front. You should not have to pay anything initially to get a broker to work for you.
