Beginning real-estate investors too often underestimate what a property needs to turn it into a desired home. While some things are easy to estimate, others are more complicated.
Computer software programs are available that can help you create more accurate estimates of the materials and time needed to complete necessary repairs to properties. Some Web sites, especially those of the home improvement stores, often offer helpful tools to determine accurate estimates and realistic time schedules.
For example, homes today should be equipped with working smoke detectors. It is relatively easy for any investor to determine if a property is properly equipped with a detector. If not, the cost of a detector can be quickly ascertained. Installation is simple and fast.
A sparsely equipped kitchen is a very different issue. A property without a working stove, refrigerator, garbage disposal, and dishwasher might be impossible to sell or rent. Inadequate storage cabinets could also be problematic. It is easy for you underestimate what it would actually cost to add all of these items to the property. In addition, you may be off on the amount of time it would take to do the work of remodeling a kitchen. It usually always takes longer and costs more than you first think.
Underestimating what a home needs and how much money it would take to get it marketable or livable can be a disastrous mistake for a foreclosure investor. Never overlook the importance of an accurate assessment of what a property needs.
